Terms and conditions


When you submit a booking via our online booking system you will receive an automatic email to the your provided email address summarising your booking. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.


The booking system takes the full value of the holiday at the time of booking. You will receive notification automatically once the booking is made. The contarct between Kielder Holiday Cottages and the booker is not made until the booking is confirmed by letter or e-mail by Kielder Holiday Cottages. For the avoidance of doubt, this is an e-mail sent after the automatic booking conformation from our booking software.


Cancellation requests must be made in writing by letter or email directly to Kielder Holiday Cottages at least four weeks prior to start of the period booked.
We strongly advise our guests to take out holiday insurance once a booking with us has been confirmed as deposits are non refundable other than in exeptional circumstances. 


Unless otherwise arranged there is a key safe at each cottage & the entry code will be given when booking is complete. 

Your property will be available on the arrival date from 4.00 pm (unless by prior arrangement) until 10.00am on the day of departure.

Care of property

Guests are asked to leave the property clean and tidy. Any breakages or damage accidental or otherwise should be reported immediately to Kielder Holiday Cottages. Failure to do this will result in you being charged for any breakages or damage. Any missing inventory from the property on your departure will also be charged for.

Smoking is not permitted in any of our properties.


Kielder Holiday Cottages will not be held responsible for any loss or damage to guest’s personal property during the contracted stay.
Items that are left at the property can be packaged & sent back to guests at a minimum cost of £10 plus postage for handeling costs.

Noise or disturbance

Please refrain from causing excessive noise.  Our cottages are located in the peaceful, local communities and we expect appropriate behaviour from our guests.


Guests must accept full responsibility for the safety of their children at all times during their stay. 

we accept up to two dogs unless otherwise arranged, and guests are asked to clear up after their dogs to the best of their ability as time for changeover is at a premium  guests must also maintain a clean garden & surrounding area.
